Catherine was at the meeting where the zoning of the waterfront was determined to be changed to M-1 by the majority of homeowners and the existing few homes on the waterfront decided to increase the value of their land by allowing the change to M-1 instead of stopping the change and insisting on Residential.
This was the turning point of the neighborhood. Greed by a few determined the future of industry and decline of Quality of life for this entire stretch of Brush Ave. Water front access was usurped, parking lots were put in, streets were lined with Trucks blocking pedestrians and cyclers that used to visit the West side of Ferry Point Park which went into disrepair. 

During the time of the NY Worlds Fair 1975?
the neighborhood was changed to entirly M-1
During the time it took for my mothers and the rest of the neighbors to fight to bring the neighborhood back to R-4, 2 opieces of land were sold as M_! these were. 748 Brush Avenue and The corner area theat is now commercial on the hutch. which is the end of Rohr and Senger.
These became non-conforming use once the zoning was changed
These 2 pieces became problems when we were left out of the Throggs Neck protective downzoning.
748 was purchased by Golden Lady Strip Club.
When we fought off that establishment it was turned into 3 connected 2 families.
The other was being sold for residential connected 3 families.
while the neighborhood contemplated not rezoning at this late date of development.
Due to these 2 locations our neighborhood has divided into two different civic associations.
The reasons are are complicated but acctually it is all due to non communication and
anger that was built up. This anger was mis directed at the former Pres. and Vice Pres. of the FP Civic Association.

In 2004-5
A group of neighbors reacted to the delayed downzoning as something we controlled.
The controll was at a much higher level.
The District Manager and City Planning had somehow made the choice to leave us out of the Throggs Neck downzoning. In this way they could speed up their down zoning in time to stop many of the foundations of buildings that were going in overnight.
As an informal group at the time, with no monthly meetings and basically 2 women doing whatever they could to protect the community, this lack of concern and or communication to Ferry Point by Com. Bd. 10 and City Planning was quite a slap in the face. It certainly did wake up a few people.
Even a woman who could not find the time to drive her son around three blocks (for 30.00) to deliver a Monthly News letter from ther previous civic leaders, found time to become the President of the Civic group.   So was this a good thing???? only time will tell.
